Feng Shui House with ICF (Integrated Concrete Form) 

I. INTRODUCTION
The ICF (Integrated Concrete Form) House Design Challenge is looking for design ideas for an ICF house with two-storeys, a basement and a three-car garage. The future house sits on a beautiful 3.5 acre land in the midwest of the United States. The house should incorporate energy efficient design approaches; and total area of the two floors should be around 3500sf. All floors must have the same footprint due to being an ICF construction, and a Southern style building typology with lots of outside living areas is preferred. Formal entertaining areas should be separated from everyday living areas of the house, and consideration of Feng Shui elements have to be considered.

II. PROGRAM:
Main Floor Rooms:
1. Formal Living Room (large enough for entertaining and with plenty of outside view of the property) 
2. Formal Dining Room 
3. Piano Alcove (place needed for a baby grand piano out of the traffic areas of the house, or if it can’t be done separately just a spot for it in the formal living room to be out of traffic area.)
4. Kitchen with eating area
5. Hearth room that is cozy not large
6. Home office for in home business for wife (must be on the front of the house)
7. Main Floor guest bedroom - with a bathroom with shower (if plan allows)
8. Mudroom with dog shower
9. Large pantry with room for baking, canning, storing small appliances, and storing food.
10. Coat closet with half bath in the same area
11. Foyer (not two story open, not too narrow)
12. Elevator
13. Outside living patio area in the back

2nd Floor Rooms:
1. Master Bedroom w/2 toilets, shower and bath tub, his and hers vanities
2. Sitting room in the back of the house that also can be used by the rest of the 2nd floor
3. Two bedrooms with jack and jill and hall bath or a separate bathroom
4. Laundry room with window
5. Balcony at rear with access to it from master bedroom and sitting room.

Basement rooms: 
(Full basement with daylight on east side)
1. One Bedroom & bath 
2. Hobby/crafts/sewing area
3. Office for husband
4. Excercise room
5. Separate unfinished area for storage

Open Concept area in the basement for:
Media
Billards
Bar

Stairs and hallways:
1. Stairs maximum run & minimum rise and wide
2. Hallways to be wide
3. A small “tower” on 3rd floor for reading area (no spiral staircase) or a small reading area on the second floor depending on the floorplan

Garage:
1. 3 car garage
2. Must be in the rear of the house with side entry, NOT to the front of the house
3. Second floor of garage for future apartment with bathroom, kitchenette, small laundry area
4. Must be located on the west side of the property/house

Outside Areas:
1. Front porch for sitting purposes
2. Chapel (detached building, small barn, on east side of property to be converted into chapel)
3. Swimming pool (in the future)
4. Kitchen & bar/barbeque area/dining
5. Herb/vegetable raised bed garden
6. Flowers, vineyard area
7. Cistern for rain water collection

Energy efficient aspects to be incorporated:
1. Solar panels for water and electricity for future installation
2. Geothermal
3. Tankless water heater

III. FENG SHUI
(Any additional suggestions on Feng Shui by an experienced designer/architect is welcomed)

Toilets can NOT be on:
1. Southeast
2. Southwest
3. East
4. Middle of the house
5. Behind a bed or stove on common wall
6. Above kitchen, dining/eating room, main door
7. Next to or near main door and/or visible from the main door
8. Toilet should not be immediately visible when you open the bathroom door

In the kitchen:
1. Stove can not be opposite sink or refrigerator (water and fire should not be opposite each other or too close to each other)

In the foyer:
1. Staircase should not be directly facing the main door.

Subdivision covenance restrictions:
1. Two story home should be minimum 1600sf on the first floor
2. Must have masonry outside first floor wrap

IV. GOALS
1. Due to being an ICF home all floors must have the same footprint.
2. Formal areas for enteraiting such as formal living and dining rooms must be completely separate from “everyday living” area of the house. We do not like open concept, such as kitchen being open to a formal living room. However it is ok to have the hearth room open to the kitchen.
3. We like southern style homes with front porches and plenty of outside living areas.
4. We DON’T like any modern or craftsman style homes
5. We want to stay within 3,500sf first and second floor combined

V. DELIVERABLES:
1. Siteplan, Scale: 1/16"=1'-0" or 1:200
2. 1st and 2nd floor plan, Scale: Scale: 1/8"=1'-0" or 1:100
3. Perspective or Axometric View, eye-level and/or perspective
